The difference
Hosts pay no booking commission and receive their host amount in full. A guest cost contribution of 6.9% of the host amount is already included in the displayed total. It contributes to payment processing, refund handling and payment loss costs.
Take a simple example: an owner who wants to earn NZ$1,977 for a week.
| What each platform takes | Airbnb | Booking.com | BookNoFees |
|---|---|---|---|
| Host booking commission | 15.5% | 15%–25% | 0% |
| Payment processing & protection | included | contract-specific | 6.9% |
| Owner keepson a NZ$1,977 listing | NZ$1,670 | NZ$1,482–NZ$1,680 | NZ$1,977 |
| Guest paysfor NZ$1,977 to reach the owner | NZ$2,338 | NZ$2,325–NZ$2,635 | NZ$2,113 |
Over 18 weeks let, that is more than NZ$3,953 a year in this example — money that stays with the guest or reaches the owner.
Rates checked in September 2026. Under its single-fee structure, Airbnb charges most hosts 15.5%; Airbnb says other hosts typically pay between 14% and 16%. Exceptions depend on country and account type. Booking.com sets the commission rate in each accommodation agreement, and visibility programmes may increase it. This worked example uses a possible range of 15% to 25%. If Booking.com facilitates payment, the applicable payment terms and transaction cost are contract-specific. Our 6.9% cost contribution is included in the displayed total and contributes towards Stripe payment fees and refunds. Nothing is added at checkout and nothing is deducted from the owner. Fee models can change, so please check each platform’s current terms. Sources: Airbnb Help Center and Booking.com General Delivery Terms.

About Leeds
Leeds grew rich on wool and cloth, and the money shows in its centre: the glass-roofed arcades of the Victoria Quarter, the domed Corn Exchange of 1864 and the tiled halls of Kirkgate Market are all still in daily use. On the redeveloped waterfront at Leeds Dock the Royal Armouries holds the national collection of arms and armour with free entry, and a short way north-west along the Aire the Cistercian ruins of Kirkstall Abbey, founded around 1152, stand in a public park with the Abbey House Museum opposite. Beyond the centre are the terraces and cafés of Headingley and Chapel Allerton, the parkland of Roundhay and the estate of Temple Newsam. The city works in any season, though summer brings outdoor festivals and cricket at Headingley, and December fills the arcades. Leeds station is one of the busiest in northern England, with direct trains to London in roughly two and a quarter hours, and Leeds Bradford Airport sits just north of the city. Harrogate, York and the Yorkshire Dales are all easy day trips. It suits apartment stays for couples, shopping weekends and travellers who want a base with a countryside edge.
Good to know
Late spring to early autumn is the most reliable for walking the city and heading out to the Dales. December is busy but atmospheric, with the arcades and markets at their best. Big concerts and sporting fixtures can fill accommodation on specific weekends, so check dates before booking.
Not for the city itself; the centre is walkable and buses reach Headingley, Kirkstall and Roundhay in minutes. Trains from Leeds station serve York, Harrogate, Ilkley and Skipton directly. A car is only useful for exploring the Dales villages beyond the railheads.
Yes. The Royal Armouries is free and runs live shows, Roundhay Park has lakes and Tropical World, and Kirkstall Abbey has open lawns and a play area. Temple Newsam adds a home farm with rare breeds.
They are covered shopping streets built in the late nineteenth century, with mosaic floors, stained glass and iron-and-glass roofs. Queens Arcade, Thornton's Arcade and the Victoria Quarter are the best preserved and sit within a few minutes' walk of each other. They are worth seeing even if you buy nothing.
Choose a Leeds holiday home and message its host through BookNoFees. For a booking request, Stripe first places a card hold for the full amount; the host has 48 hours to accept, and only then is the amount captured. Instant Book is charged immediately after Stripe confirms payment.
BookNoFees deducts no commission from the amount set by the host. The displayed total includes a 6.9% guest fee on the host price, covering payment processing, refund handling and payment risks. Nothing is added at checkout.
